Curling, Buckling, or Missing Shingles

Shingles that are curling at the edges, cupping upward in the center, or missing entirely are clear indicators of advanced aging. Curling is caused by the asphalt mat losing its flexibility and the shingle's ability to lie flat. This exposes the roof deck to moisture and accelerates further deterioration. Missing shingles leave sections of the roof deck exposed to the elements with no protection.

Granule Loss

Asphalt shingles are coated with mineral granules that protect the asphalt mat from UV radiation and provide fire resistance. As shingles age, these granules loosen and wash into gutters and downspouts. Finding significant granule deposits in your gutters or at downspout exits is a reliable indicator of advanced shingle aging. When granule loss is widespread, the remaining service life of the shingles is limited.

Sagging Roof Sections

A roof that shows any visible sagging or depression in the plane of the roof surface is signaling serious structural concern. Sagging can indicate rotted roof decking, compromised rafters, or excessive moisture accumulation in the attic structure. This condition requires immediate professional attention.

Visible Moss, Algae, or Lichen

Moss and algae on a roof surface indicate persistent moisture retention in the roofing material. In Maine's climate, this is a particularly common issue. While algae primarily causes cosmetic issues initially, moss growth can lift shingle edges and allow water infiltration. Lichen is even more aggressive, attaching to shingle granules and accelerating deterioration. These are not cosmetic-only concerns.

Damaged or Missing Flashing

Flashing around chimneys, vents, skylights, and in roof valleys is a critical waterproofing component. Visible rust, separation, or missing sections of flashing indicate compromised waterproofing that often leads to leaks if not already present.
